Not Sure About Using Design Services?

When you commit to having a custom home built, or undertake a major remodeling project, you sign up for a cascade of design decisions. 

The first wave of decisions will mainly be practical and financial—project size and scope of work, timeline and budget. Next are decisions that will show off your sense of style. You’ll decide the overall feel of the structure, from exterior finishes through interior features like flooring, cabinet layout and design, lighting, plumbing, and so much more. You’ll be living with these decisions for years to come, and having expert advice and guidance will streamline the process and make it more fun. 

HomeSource Design Services are optional, but recommended. You can preselect a number of hours to be part of your building contract or you can purchase design service hours after the building process has begun—keeping in mind the earlier you incorporate design services into the process, the better your odds of minimizing costs from decisions that may require change orders in the future. You can also purchase design services by the hour.

Service Levels

As you begin your new custom home or remodeling project, we want you to have the design resources available at a level where you’re comfortable.

We offer three levels of design services: Limited, Blended, and Full Service.

Limited: Choose this if you’re comfortable making all of your own selections pertaining to plumbing and lighting fixtures, exterior selections, paint colors, etc. If you use HomeSource Design Center for your cabinets, counters, tile, closet shelving, window blinds and shades, our Design Center designers will lay out your kitchen and bathroom—with no design fee. 

Blended: Choose this if you could use a little more help. Our design professional will make sure everything flows and works together in the big picture, you’ll have a professional designer to bounce your ideas off of and who will offer suggestions as you make your list of selections for plumbing and lighting fixtures, flooring, siding, paint colors, etc. We would suggest reviewing your floor plan for flow, layout, and other important criteria. This is an a la carte service, available as needed, on an hourly basis.

Full Service: Choose this if you want an expert partner for the entire process—from early floorplan review to a pre-selection shopping guide. Our in-house design specialist will offer suggestions based on your preferences, living habits, and lifestyle. You can be confident that every decision fits well together and serves your needs. You’ll get a cohesive design that includes your existing furnishings—a design that takes you from space planning to exterior, interior materials and colors, plumbing and lighting, value guidance, and much more. We’ll recommend a packaged number of hours for a 20% discount off our normal hourly fee. If more hours are needed, you’ll still get them at the discounted rate.
